*Summary:*
The company is an established industrial real-estate property management and construction company located in Carolina, Puerto Rico. The Company owns and operates a portfolio of industrial warehouse properties throughout Carolina in partnership with its parent Opportunity Zone fund, as well as manages the construction and maintenance of its buildings.
The organizaion is seeking a Controller who will report directly to the General Manager and join the executive management team to oversee the Finance and Accounting departments and day-to-day operations in these two areas. While there are existing accounting policies and procedures in place with current staff, this individual will update and maintain these procedures and best practices across the team in these functional areas.
In addition, the Controller will be responsible for all regular financial reporting to management, as well as any corresponding analyses and implied strategies. The ideal candidate will work with their staff to ensure that all reporting is occurring in a timely manner, but also help identify and manage the financial strategy for the operating companies and fund.
*What will I be doing?*
* Manage the Finance and Accounting departments and associated staff
* Draft and manage all aspects of the regular financial reporting including financial statements, budgets, financial analyses, and institutional / investor reporting
* Help streamline the company's financial operations and associated policies and procedures
* Maintain adequate internal control over revenues, expenses, assets and ensure accounts are maintained according to GAAP
* Oversee the annual audit and tax filing processes with Puerto Rico and US-based accounting partners
* Ensure that all licenses, permits, and insurance policies are current and are in compliance
* Monitor all contracts and agreements and advise commercial management of the terms, conditions and benefits.
* Ensure capital projects are completed within established critical path and financial projections, as well as conduct post completion audits of capital projections
* Any other tasks assigned by the CEO and General Manager
*What are we looking for?*
* Strong leadership and organizational skills (team orientation, flexible, adaptable) with 10+ years of finance and accounting management experience
* Strategic leader with the ability to formulate effective goals, objectives and financial priorities with a long-term perspective for growing and managing the businesses
* Strong communication and negotiation skills across all levels of management and external customers
* Financial and operational analytical skills and track record as an experienced Controller in Puerto Rico (preferably in real-estate)
* Proficiency in QuickBooks and Microsoft Office suite applications (Excel, Word, PowerPoint)
* Compensation commensurate with experience
*Additional Requirements:*
* Undergraduate Accounting or Finance degree(s)
* Graduate Accounting or Finance degree(s)
* Further advanced certifications preferred such as CPA certifications
10+ years of experience managing finance and accounting functions and teams within an established company
