INTRODUCTION This position is part of a Disaster Recovery team. We are not first responders, but when natural disasters strike (e.g, hurricanes, earthquakes, flood waters, tornados, fires, etc.) our team travels to the disaster area as part of the recovery process to help restore the communities. Our primary focus is working with homeowners in the restoration of their houses and property. This position will begin as an “on-call/as-needed” basis, with strong probability of converting to a regular, full-time position with full employee benefits which include (but are not limited to) medical, prescription, dental, vision, FSA, 401k with employer matching, paid holidays, and paid leave. We are looking for individuals who are willing, able, and readily available to be a part of this team, who can report for work and travel on short notice to disaster sites and remain engaged in the recovery efforts for varying periods of time. Longer assignments will include rotations for travel back and forth between their home and the disaster sites. Responsibilities Confer with supervisory personnel, owners, and contractors to discuss and resolve matters, such as work procedures, complaints, or construction problems. Communicate with construction contractor’s representative on a regular basis. Plan, schedule, and/or coordinate construction inspection activities to meet deadlines. Ensure compliance with procedural requirements on contractor's request for information. Plan, organize, and/or direct oversight activities concerned with the construction with IBTS employees and others. Study job plans and specifications to determine appropriate construction methods are being used. Implement quality control programs. Review and approve change orders in coordination with the IBTS Document Control Specialist. Review modified Scope of Work in response to changes in construction and unforeseen conditions. Coordinate and work with contractors relevant to project requirements in accordance with established procedures. Identify potential delays and take appropriate actions to eliminate or minimize their cause and/or impact on the project. Direct and supervise employees with less experience performing construction related activities, such as site reviews and inspections. Attend meetings with Client, Contractors, and IBTS employees as needed. Perform other duties, responsibilities, and activities as directed by IBTS Senior Management or others as assigned. Prepare clear and accurate job records in IBTS database, listing inspections conducted, personnel on site, causes of delays, and job problems as well as appropriate photo documentation. MINIMUM QUALIFICATIONS Bachelor’s degree in Engineering, Construction Management, or Construction Technology or any related field ( preferred ). Licensed Professional Real Estate Inspector, preferred. Minimum of Five (5) years of experience in residential home inspections Minimum ICC Residential Building Inspector (B1) Certification ( preference for those with additional ICC Certifications ). Must have advanced proficiency in utilizing Microsoft Word, Excel, PowerPoint, dapulse, and use of various types of electronic and/or manual recording and information systems used by IBTS. Other technical certifications and the ability to work in other project areas are a plus. Possession and maintenance of a valid driver’s license and a safe driving record. NECESSARY KNOWLEDGE, SKILLS AND ABILITIES Working knowledge of the International Residential Building Code; working knowledge of current construction methods, materials, tools and equipment. Ability to read and interpret construction plans and specifications. Ability to detect hazards and violations and recommend corrective measures during field inspection work; ability to enforce regulations with firmness, consistency, tact and courtesy in field inspection work; ability to communicate effectively verbally and in writing; ability to remain calm, objective, and impartial under stressful conditions; ability to establish and maintain effective working relationships with employees, other departments, contractors, and the general public. Experience in residential construction processes and procedures. Ability to read and interpret building plans relevant to the elevation, rehabilitation, and construction of single and multifamily residential properties. Ability to compare construction plans and specifications with work being performed or completed for compliance, and report on any discrepancies. Ability to prepare clear, technically sound, accurate, and informative inspection reports and other reports. Understand and utilize Information Technology in the performance of work including Internet, Intranet, Microsoft Windows OS, Adobe Acrobat, and Microsoft Office Suite. Knowledge of Xactimate estimating software is preferred. Foster positive attitude towards IBTS staff, contractors, homeowners, and clients. Must be able to speak, read, and write the English language with proficiency. Maintain daily logs and records of inspections performed with the ability to issue findings both verbally and written to IBTS staff, contractors, supervisors, and clients as needed. Use critical thinking and problem solving to detect, inspect, and recognize Life Safety issues as well as identifying quality control in accordance to program requirements and IBTS guidelines. Experienced in the installation of foundations including but not limited to driven and drilled piles and reinforced concrete The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Considerable outdoor work is required in the inspection of various land use developments, construction sites, or public works facilities. While performing the duties of this job, the employee is regularly required to stand; sit; walk; talk or hear; use hands to finger, handle, feel or operate objects, tools, or controls; and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. WORK ENVIRONMENT The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
